On behalf of the entire BFHA Board, I hope everyone has had an enjoyable summer. Rest assured that although we have not published a newsletter for the past few months, the board of the BFHA has remained busy working for you. There have been a few situations that have required intervention on the part of our zoning committee. Please refer to the section below for a detailed update.

Last week, Hurricane Ida blew through the region bringing record rainfall to NYC where we received over 3 inches in a single hour, shattering the previous record set just a few weeks ago. Unfortunately this triggered flash flooding in our area. If you were one of our neighbors affected by this disaster, please refer to the information provided in this newsletter.

We have received a request from CB7 to submit a recommendation for Capital budget projects in our area. The Board of the BFHA would like to petition the Mayor and the City Council for sewer upgrades in light of recent developments. If you were affected, please consider dropping us a note via email with your name, address, and a brief description of your experience so that we can include the information in our request.

CHANGE IN EXECUTIVE BOARD

We have had another change to the slate of officers for the 2021-2022 fiscal year. Due to family and work constraints, Dennis Occhino has submitted his resignation. We thank him for his years of service to our community. Our newest member, Erin Carrozzo has graciously agreed to assume the role of Recording Secretary. We are looking for a volunteer to replace Erin as a Voting Member. If you would like to be considered, please reach out to us via email President@broadwayflushing.com.

GENERAL MEMBERSHIP MEETING

Our next General Membership meeting will be held via Zoom on WEDNESDAY NIGHT, October 20, 2021 at 7:30pm. We had been hoping to hold it in person, but due to Covid constraints we were unable to secure the hall. Check your email for the link the week before. Please consider joining us. State Senator John Liu will be our guest speaker and we are working on securing a representative from the 109th Precinct to give us an update.

President Biden has approved an expedited Major Disaster Declaration to provide financial relief to help New Yorkers that were impacted during Hurricane Ida. Homeowners and individuals can apply for disaster assistance whether they have insurance or not:

ZONING UPDATE

On September 1, 2021, the DOB, once again, disapproved the latest plans for the proposed church on 157 St and 35th Avenue. We are closely monitoring the situation to ensure compliance with the Rickert Finlay Covenant.

The new owners of the home located at 157-15 35th Avenue had applied for, and been granted, an alteration permit. The DOB had also approved the plans which included a flat roof that is prohibited by the RF Covenant, but not by NYC zoning regulations. We were attempting to work with the owners’ representatives to bring the plans into compliance when the home was demolished. A full stop work order has been issued by the DOB along with multiple violations. The situation is ongoing and the BFHA board remains in contact with the DOB and our lawyer regarding this property.
